DC MD VA Real Estate Investors and Agents Blanket Drive For Homeless Youth!
DMV REIA takes our motto "Where Investors work together for the success of us ALL!" to heart.
It is now the time of year where we all come together not just for the success of ourselves but for the benefit of everyone.
We have adopted the Covenant House. Every year, children and youth living in the District of Columbia and surrounding areas face challenges no young person should have to endure. They are homeless, living in poverty, lacking adequate healthcare and victims of violence.
Covenant House Washington was established in May 1995 to address widespread problems of homelessness and poverty among teenagers and young adults. With an open intake philosophy, CHW readily embraces those youth who take the first step to change their lives. No youth in crisis is ever turned away.
Hypothermia season is the time of year when the temperature is likely to drop below freezing levels. Hypothermia is a life-threatening condition occurring when a person's body temperature goes below 95 degrees due to exposure to cold and wet conditions. Hypothermia season last until March 31st. Every year the Covenant House host a Blanket Drive. Their goal this year is to collect 400 blanket.
When we heard about the lack of support for homeless youth, we knew our members would help. DMV REIA is going to have a Blanket Drive at the November 7th meeting. We will be collecting new and gently used blankets. You can support this effort by bringing a blanket, simply spreading the word about this effort or reposting this to your facebook page.

DC MD & VA Real Estate Investing Club Grand Opening was Awesome!

DC Maryland and VA Real Estate Investors had and Awesome Time at DMV REIA!
Hello Everyone!
I am still so pumped about yesterday's grand opening. It was absolutely amazing! I want to thank all of you who came out and made this such a wonderful event.
We had over 125 real estate professionals show up and everyone who was there was ready to network, share and learn. From day one, all of you fully accepted the motto"Where Real Estate Investors Work Together For The Success of Us ALL!" People were sharing marketing ideas, rehabbing ideas, exchanging contact information, etc. It was as if, this was what we were all waiting for...an open forum to network, share and grow where everyone is welcome!
Dante and I may not have said it yesterday but we consider this REIA to be all of ours. We may organize it but everyone who was there made it the great event that it was. We want your suggestions, we want you to participate and share your deals, we want you to work with the DMV REIA investor agents. We want everyone to come to the meeting ready to support their fellow real estate professionals. If we all have this goal, the growth in our businesses and OUR REIA will be phenomenal!
If you were not there, you truly missed something special.....but don't worry....EVERY DMV REIA meeting is going to have this spark and energy.

Why Haven't YOU Invested in Real Estate? (DC/MD/VA)
- afraid of risk
- afraid of maintenance and repairs
- afraid of vacancies
Let dissect these fears:
Afraid of Risk
"YOU WILL NEVER EVER FIND A RISK-FREE INVESTMENT!" Some of you want no risk. If this is what you want, you don't want to make any money anywhere. Just put your money in your ceramic pink piggy bank but watch out for Mr. Inflation because he'll eat away at that with out a sound. If you follow the advice that I gave you before about investing in Metropolitan areas, good rental market areas, stable market areas and low median areas, you are already reducing your investment risk. You also want to invest in fairly good neighborhoods. Pay attention to safety, schools, shopping etc. In decent neighborhoods, your tenants tend to stay longer, pay on time and take better care of the property.
Afraid of Maintenance and Repairs
Just because you own the property doesn't make you and automatic handy man. Hire a property management company. Your time is more valuable than touch up paint, plumbing and carpeting. We hire professionals for everything else. It's worth it!
Afraid of Vacancies
If you take my advice and invest in a good neighborhood in a good market, vacancies are very unlikely. Normally, if your house is not renting the problem is the owner. It's not that there isn't anyone to rent to...you are asking to much. Think long term. It better to occupy your property for a little less than to pay a mortgage on a vacant property. You can always gradually raise the price of your rent and end up getting what you want. Even if you have a negative cash flow at first, the tax benefits will offset this.
Hopefully, this has helped ease some of your fears regarding investing. It's time to start securing your financial future with real estate investing.

Caution: Read This Before Investing in Real Estate
Many investors are hesitant about investing in this market. If you watch the news or read the paper, reports would have you believing that the sky is falling. Well, the sky falling should be the ONLY reason why you would be leery about investing in real estate. The question is not "Should I invest in real estate right now?" it's "Where do I invest in real estate right now?"
There are four key factors when deciding where to invest in real estate:
- Metropolitan Area
- Good Rental Market
- Low Median Price
- Stable Market
Let's look at each of these key factors a little closer.
Metropolitan Area
A metropolitan area offers a wide variety of possible tenants. The last thing you want is a great VACANT property. Small towns often only have one source of employment. If that company closes, so does your rental market. Larger areas also offer a great selection of property management companies so if you are to busy to play landlord you have options.
Good Rental Market
A good rental market has single family homes that keep up with or surpass the amount of the mortgage payment. This does not mean that a property with a temporary negative cash flow doesn't still make a good investment in the long run.
Low Median Price
You want to purchase most of your investment properties in the median range. This should keep you mortgage payment below what you can reasonably ask for in rent. You also want to avoid jumbo loans. Jumbo loans ask investors to put down 25% on non-owner occupied homes. This can tie up to much of your cash that you could be using for another investment.
Stable Market
Believe it or not you don't want to invest in a booming market. During a booming market, there are many offers being made on one property. You have to compete with to many buyers. This drives up the prices for the houses and you don't get the best deals. You want to buy in an area that simply has a steady rise in market prices. It doesn't have to be rapid.

A .99 Cent Calculator Can Save You $99,000!

I came upon some invaluable information that I wanted to pass along to you.
Present Value Insights
All financial calculators have buttons you push to discover various financial factors. These buttons are labeled N for the number of payments until a loan is fully paid off; I for the rate of interest being paid in each payment period; and PMT for the amount money paid for interest and principal. FV stands for the future value of the sums being paid. A very important button is labled PV for Present Value. Many creative financial formulas take P.V. into consideration. What is Present Value? Let me see if I can explain it to you:
Somehow, money that is received right away is more valuable than money that will be received later. How much more valuable like beauty lies in the eyes of the recipient, but absent of a pressing need for the money, financial mathematicians have come up with a term that expresses the difference between now and later. It is called Present Value.
When the Present Value is contrasted with the value of the money paid at a future time (Future Value), a difference in value can be calculated and that in turn can be related to the yield that the person who is paying later might realize, albeit it may be intangible.
For some reason, many people refuse to take the time to learn how to figure out how to use a calculator, even though knowing a few simple techniques can make the difference of thousands of dollars on a single deal. Here’s why:
By learning how to manipulate these buttons, it is possible to discover how much the rate of interest is, the number of payments until a loan is paid off, the amount of money still to be paid on an existing loan and the remaining unpaid balance; and the amount of money your money would earn if you loaned it for a set period of time, with a set payment, until it was completely paid off. Can you see how this might be of value to you?
For example, which would be better for me: Buying a house with a $125,000 secured Note which called for no interest for ten years, at which time $125,000 would be due and payable in a lump sum? Or, buying the same house for $100,000 with a Note calling for 120 monthly payments of $1213.28 including 8% annual interest? To figure out which offer would be best for the buyer, he would have to compare these two methods of payment to discover the PV.
The PV of the single payment, zero interest note would be equal to the sum of $125,000 discounted at the same rate as the other alternative, or .67% per month, for 120 months. The PV of this loan would be $56,315.43. Hold that thought a moment.
If you multiplied out all the monthly payments on the more conventional Note, you’d wind up paying $145,533.11. The difference in cost to you would be $89, 271.68. Now does learning how to calculate PV seem of any value to you.
Can you see why I’ll let the seller have his price almost all of the time without a murmur if I can get as financing terms a single payment, zero interest Note?
