"What is the best way to protect myself if I'm buying property with another person?"

There are a number of different options for taking title to a property. When one or more people purchase a home it is called "concurrent ownership interest" . Each person has interest in the "entire" property.

The three forms of concurrent ownership:

1. Joint Tenants
2. Tenants in Common
3. Tenants by the Entirety

JOINT TENANTS

Joint tenancy is when two or more people own an entire undivided piece of property. Joint Tenancy has a "Right of Survivorship". This means that if one on the owners dies the other owner continues to have an undivided ownership interest in the home. If there is more than one co-owner, then the remaining owners continue to have an undivided interest in the property until only one owner remains. The last remaining owner gains full ownership of the property.

TENANTS IN COMMON

Tenants in common is when two or more people own property and there is no Right of Survivorship. Each owner has a specific interest in the property. This interest in the property can be transferred by inheritance and this interest can also be sought after by creditors. Each owner has equal share of the entire property.

TENANTS BY THE ENTIRETY

Tenants by the entirety can only be held by husband and wife owners. It is very similar to Joint Tenancy with Right of Survivorship. Neither husband nor wife can sever ownership in the property without the others consent, so neither can sell any part of the property without the consent of the other. Creditors are also banded from coming after any interest in the property. Co-ownership in property can only be cancelled by death of either spouse, divorce or mutual agreement.

Knowing the different methods of taking title to property, can serve to be very valuable when purchasing real estate. This should help you make a wise decision when purchasing your property.

DC MD VA Real Estate Investors and Agents Blanket Drive For Homeless Youth!

We are so excited the success of DMV REIA and it's members! The amount of information that is going to be shared with you is overwhelming. We have set funding, training, construction, rehab, inspection and property management partnerships to ensure that you receive priority services.

DMV REIA takes our motto "Where Investors work together for the success of us ALL!" to heart.

It is now the time of year where we all come together not just for the success of ourselves but for the benefit of everyone.

We have adopted the Covenant House. Every year, children and youth living in the District of Columbia and surrounding areas face challenges no young person should have to endure. They are homeless, living in poverty, lacking adequate healthcare and victims of violence.

Covenant House Washington was established in May 1995 to address widespread problems of homelessness and poverty among teenagers and young adults. With an open intake philosophy, CHW readily embraces those youth who take the first step to change their lives. No youth in crisis is ever turned away.

Hypothermia season is the time of year when the temperature is likely to drop below freezing levels. Hypothermia is a life-threatening condition occurring when a person's body temperature goes below 95 degrees due to exposure to cold and wet conditions. Hypothermia season last until March 31st. Every year the Covenant House host a Blanket Drive. Their goal this year is to collect 400 blanket.

When we heard about the lack of support for homeless youth, we knew our members would help. DMV REIA is going to have a Blanket Drive at the November 7th meeting. We will be collecting new and gently used blankets. You can support this effort by bringing a blanket, simply spreading the word about this effort or reposting this to your facebook page.

DC Maryland and VA Real Estate Investors Need to Focus!


Hello DC MD and VA Real Estate Investors,

Fous on what is the questions.

I received an email from one of my students today. She was talking about how she was depressed and felt as if this wasn't going right and that wasn't going right and she just doesn't have all the things that she thought that she would have at this point in her life.

Well, how many of us have had at least one of these thoughts at some point in our lives. The fact is that sometimes life seems to get in the way and doesn't seem to cooperate with what we have in mind. We all have daily challenges some larger than others. So, what do you do when you are feeling this way.

This is when you have to have control over your mind. Any and everything that you focus on WILL increase! So what have you been focusing on? If you want more stress and aggravation, then continue to focus on the unpaid bill, the failed relationship, the car accident, the burnt dinner, the pimple on your nose (lol)...you get the point.

I know this is so much easier said than done but you must master this skill in order to not only make wise decisions but follow thru with completing them.

When you feel yourself focusing on situations, people or anything that will not cause a positive outcome or stress free feeling, stop and intentionally focus on what will make you happy and direct you towards your goal.

Am I saying to forget about your responsibilities and just do what makes you feel good...of course not! What I am saying is that if you open your mind to positive thoughts and images, you will find solutions to things that you thought were once impossible to conquer.

Why do some excel in Real Estate while others struggle?

Are you a leader in the Real Estate Industry?
Are you a leader at anything?

I know you are asking "What does that have to do with excelling in the Real Estate Industry?" Actually, this has everything to do with excelling in life.

Your ability to lead will determine how far you go in life.

"Well, I never really thought about being a leader...I just want to make alot of money in real estate"...Is this what you are saying?

First, ask yourself..."What is a leader?"
- someone who tells everybody else what to do...lol
- someone who leads by example...(we've all heard that before)
- someone with a good heart...

You can have all these qualities and not be a leader. Some of you are greater leaders than you realize and others of you who think you are leaders are not.

A leader is simply someone who can get others to follow. That's it, nothing more nothing less.

In order to be successful in real estate or any other industry, you must have people who are willing to follow you and be influenced by you. Don't let this statement be something that makes you nervous or discourages you. Anyone can become a good leader if they have a genuine desire to do so (some easier than others...no, just kidding). We all can be great leaders and influencers.

Now in the definition that I provided, you can be a leader that has influence in a negative or positive manner. This is where your character and moral fiber will determine the route you take. Just remember you are always influencing someone and someone is always influencing you.

There are two main things needed to be a great leader (the positive leader).

1. true concern for others
2. knowledge to share


True Concern For Others

You can kick, scream, holler and do back flips but if someone doesn't want to follow you or recognize your leadership they won't. Leadership has nothing to do with position or ranking to have true followers. "People don't care how much you know until they know how much you care!" If you are only involved with people to make money or use them in some other way, it will eventually show. You will lose your support. We all need and want more clients, but try to change your focus. It's so easy to pull out the calculator and say if I had more clients I would make this much and that much. Yes, that is exciting; however, if you pull out your calculator and ask what can I make FOR my client you will never have a shortage.

Knowledge to Share

Now we said..."People don't care how much you know until they know how much you care." This leads to the second important factor. What do you really know? What can you offer that they can't get from any other real estate professional. You will get people to follow you for a while just because you care but if you can't solve their problem or teach them something...again you will lose your support. You have to be willing to get a mentor, read, and study. You must become an expert in the Real Estate Industry. There is a second part to this. Once you have specialized knowledge, you can't just use it to benefit yourself. You have to be willing to share it with others for their success. Once you reach this level you will become a true leader in any area you desire.

Success is inevitable!
