New data released by RealtyTrac Thursday shows that foreclosure and REO homes accounted for 24 percent of all residential sales during the second quarter.

This can be good news for the distressed seller or the home purchaser. Sellers can still have hope that their property will sell even though they may have negative equity via a short sale and buyer can find properties at deep discounts.

A total of 248,534 properties in default, scheduled for auction, or repossessed by the bank sold to third parties during the April to June timeframe. RealtyTrac says on average, these homes went for a discount of 26 percent.

The second-quarter share of foreclosure sales is up nearly 5 percent from the previous quarter, but still down 20 percent compared to the second quarter of 2009.

“While foreclosure sales increased in the second quarter, non-foreclosure sales increased even more, spurred on by the homebuyer tax credit that expired during the quarter,” said James J. Saccacio, RealtyTrac’s CEO.

Acording to Saccacio, “That had the net effect of lowering foreclosure sales as a percentage of total sales during the quarter, but that may be a temporary dip as the removal of the tax credit could drive more buyers back to discounted short sales and REOs.”

Based on RealtyTrac’s market data, a total of 151,290 REO properties were sold in the second quarter, accounting for nearly 15 percent of all home sales. REOs sold for an average discount of nearly 35 percent, the tracking firm reports.

Pre-foreclosure property sales, which are often short sales, totaled 97,244 during the three-month period. They made up 9 percent of all sales transactions and had an average discount of nearly 13 percent.

That's the answer to the question that I always get:

"Valarie, how do you have to such success at getting your short sales completed?"

Networking is the key to success in this industry!

One of the main reasons that I have such great success with my clients who need short sales is because of the networking and business relationships that I have formed.

In order to be a successful agent or investor, you must build your data base of buyers, sellers, investors, lenders and title companies. They all support and feed one another. So how do you do this and why?

Buyers and Sellers
Buyers and Sellers are everywhere! You should be letting everyone that you meet know what you are doing. Many people talk to people all day long and don't mention what they have to offer. "How can people provide you with business if they don't know that you are in business?" It is very important to build a buyer and a seller list.

Investors
Investors are the best! They will buy the properties that nobody else wants. Investors have "vision" that the normal buyer just doesn't have. You should be attending real estate investing meetings such as DMV REIA to increase your presence in this somewhat closed society. Once you start attending and and becoming more familiar with the investors, you will find that investors can be an awesome resource.

Lenders
You should seek out relationships with different lenders. You would be surprised at the differences between them. Never count on just one. Lenders are a great source for referrals! When you send your lender client leads, a good lender will return the favor. Many lenders are open to co-marketing as well if you agree to give them the business that comes from the joint business venture.

Title Companies
Title companies are a little harder to build relationships with but this is a must, especially if you do short sales. They can provide your preliminary HUD statements for you. This is very valuable when you are on a timeline for a deal. Just make sure that you return the favor by letting them complete the closing for doing all that free work for you.

As you can see, I make sure that everyone benefits from working with me. If you are only concerned with your success, you will not have much business or success for very long. Always ask yourself "How can I form a partnership with a client or business to ensure that they will benefit more than I will?" If you keep that question first, your business and support system will be overflowing.

"What is the best way to protect myself if I'm buying property with another person?"

There are a number of different options for taking title to a property. When one or more people purchase a home it is called "concurrent ownership interest" . Each person has interest in the "entire" property.

The three forms of concurrent ownership:

1. Joint Tenants
2. Tenants in Common
3. Tenants by the Entirety

JOINT TENANTS

Joint tenancy is when two or more people own an entire undivided piece of property. Joint Tenancy has a "Right of Survivorship". This means that if one on the owners dies the other owner continues to have an undivided ownership interest in the home. If there is more than one co-owner, then the remaining owners continue to have an undivided interest in the property until only one owner remains. The last remaining owner gains full ownership of the property.

TENANTS IN COMMON

Tenants in common is when two or more people own property and there is no Right of Survivorship. Each owner has a specific interest in the property. This interest in the property can be transferred by inheritance and this interest can also be sought after by creditors. Each owner has equal share of the entire property.

TENANTS BY THE ENTIRETY

Tenants by the entirety can only be held by husband and wife owners. It is very similar to Joint Tenancy with Right of Survivorship. Neither husband nor wife can sever ownership in the property without the others consent, so neither can sell any part of the property without the consent of the other. Creditors are also banded from coming after any interest in the property. Co-ownership in property can only be cancelled by death of either spouse, divorce or mutual agreement.

Knowing the different methods of taking title to property, can serve to be very valuable when purchasing real estate. This should help you make a wise decision when purchasing your property.

DC MD VA Real Estate Investors and Agents Blanket Drive For Homeless Youth!

We are so excited the success of DMV REIA and it's members! The amount of information that is going to be shared with you is overwhelming. We have set funding, training, construction, rehab, inspection and property management partnerships to ensure that you receive priority services.

DMV REIA takes our motto "Where Investors work together for the success of us ALL!" to heart.

It is now the time of year where we all come together not just for the success of ourselves but for the benefit of everyone.

We have adopted the Covenant House. Every year, children and youth living in the District of Columbia and surrounding areas face challenges no young person should have to endure. They are homeless, living in poverty, lacking adequate healthcare and victims of violence.

Covenant House Washington was established in May 1995 to address widespread problems of homelessness and poverty among teenagers and young adults. With an open intake philosophy, CHW readily embraces those youth who take the first step to change their lives. No youth in crisis is ever turned away.

Hypothermia season is the time of year when the temperature is likely to drop below freezing levels. Hypothermia is a life-threatening condition occurring when a person's body temperature goes below 95 degrees due to exposure to cold and wet conditions. Hypothermia season last until March 31st. Every year the Covenant House host a Blanket Drive. Their goal this year is to collect 400 blanket.

When we heard about the lack of support for homeless youth, we knew our members would help. DMV REIA is going to have a Blanket Drive at the November 7th meeting. We will be collecting new and gently used blankets. You can support this effort by bringing a blanket, simply spreading the word about this effort or reposting this to your facebook page.

More than 20 years ago the term "glass ceiling" was first introduced into pop culture. This term refers to the condition where women become limited in how far they can advance within an organization or profession. Although openly discussed things took a while to change. Fortunately, our industry has evolved into an equal opportunity business.

Rewarding career possibilities for women are abundantly available in real estate. By utilizing their entrepreneur spirit, creative and talented women are enjoying unprecedented levels of success because they possess the right mix of interpersonal and analytical skills, negotiating prowess and a capitalist spirit.

Industry giants also are committed to advancing opportunities for women, both internally and externally, through involvement in educational programming and corporate initiatives. These efforts support female brokers seeking leadership experience and enable them to demonstrate these capabilities in every facet of their business.

America's leading corporations are now requiring their business units to collaborate with suppliers who reflect their own consumer and employee population--both of which, coincidentally, are mostly dominated by women.

As evidence of this trend, one of the largest telecommunications companies in the world spent $24 billion as part of its corporate diversity program during the past 10 years. In 2006, the communications giant dispersed $15.5 billion in contract awards to minority-and women-owned suppliers. These contracts accounted for 13% of the total procurement base. The corporation's current goal is to procure 21.5%, or almost one-fourth, of its total procurement contracts--including commercial real estate assignments--from diversity-owned enterprises. In terms of dollars, projections estimate this amount will surpass $8 billion annually.

This is why male brokers can no longer subscribe to the philosophy that they control 100% of a given client's business. In reality, they are handling only 75 to 80% of the business. Just over 20% is allocated for involvement by minority- and women-owned businesses. Furthermore, mandates require DIRECT involvement by fully certified firms at the negotiating table and in carrying out the contracted services. As a result, women and minorities now have a dominant presence at meetings with leading corporate decision-makers.

For women the time for expanding your role in real estate is now. There are so many opportunities to break through the glass ceiling. Women have become a vital component of the work force and no longer need to hesitate in negotiating more aggressively on their own behalf. The laws are now on our side no longer do we have to abide by the glass ceiling it has been shattered and we are free!

I try to turn the pyramid upside down so that I'm at the bottom and bubbling away and encouraging people and energizing them so that they are all empowered so that they can do what they need to do, now that's the dream.”

"Valarie, It seems as if you have great success with closing short sales. What is your secret?"

This is the question that I received in my mailbox today. There are actually no huge secrets to completing short sales. The process is actually quite simple. Many try to make it seem as if there is a great mystery and that you must spend tons of money to find out the process.

I have successfully completed tons of short sales and taught many to complete them with great success in a few hours. The most important aspects to completing short sales are follow up and organization.

Call the banks everyday to follow up on your files. Always remain calm and kind. NEVER argue with the loss mitigator! You want to be a "friendly pest". This way they never forget you or your client and when you call back with your next client the loss mitigator may remember you. Plus, they can't wait to get rid of you...which ussually means an approval.

You also want to document every call and what was said even if you just left a message. This documentation can be very valuable later in the negotiation phase.

"Do I Need a Real Estate Agent to Do a Shortsale on a Home?" MD DC VA Real Estate Buyers and Sellers Want to Know!

"Congrats on yet another short sale approval! Just wanted to know if you use an agent in your deals or whether you "represent an agent"? And if you don't use an agent, what do you provide the bank in place of the listing agreement. The last bank (suntrust) we dealt with was adament about having an agent involved, actually both a buyers and sellers agent."

Yes, you can complete a short sale without being a real estate agent; however, as you stated many banks highly prefer that a licensed agent is representing the client. Solving this problem is quite simple. Partner with a real estate agent who has knowledge and experience closing short sales and who has experience working with investors so that they understand your exit strategy. (I'm available of course :) This will satify the bank, you will have a valid listing agreement and you will have back up buyers should the first contract not work out.

Many investors don't want to work with realtors because they feel that the agent will kill their deal. The key is to find a knowledgable agent who knows real estate investing. (I'm avalable of course :) This partnership can turn out to be a win win for everyone involved.

If you truly prefer not to work with a licensed agent, you can have the client write a letter stating that the house is a "FSBO" Include how long the seller has been trying to sell the home themselves and if they have received any other offers. Most banks still want to see that the house has been listed by a licensed realtor (I'm avaliable of course :)

Since I am a licensed realtor, I always use an agent when I conduct a short sale.

Court gained fame and notoriety from taking control of her late husband's (Robert Holmes à Court) business. She also took that excellent business and made it truly great and went on to become one of Australia's richest women.

We send emails or text messages never realizing how much less important you become to the client that way. By opening up the communication to include car washes or bake sales, or inviting them out to lunch, or simply going for a walk, you will differentiate yourself from other Realtors and Investors by becoming a acquaintance instead of just another advertiser.

Participating in your community and getting face to face with your customers is one of the golden rules of real estate. It is a perfect way to meet people who live in houses without having to add any pressure. Simply starting up a conversation and making sure some time while talking with them they know you are an agent or investor. If they want more information, they will ask.

Court also commented on the way her husband chose to run the business versus the way she did (remember she made this business a huge success), “The company was quite hierarchical. I often think it was like a pyramid with Robert (husband Robert Holmes à Court) at the top and lots of us paying homage to him. I try to turn the pyramid upside down so that I'm at the bottom and bubbling away and encouraging people and energizing them so that they are all empowered so that they can do what they need to do, now that's the dream.”

She understood the way to form a successful company is to include all the people that help run it. The same is true for real estate. By bringing your local community together you will be expanding your sphere of influence and making the planet you live on a little nicer. A win win solution for everyone!

Last night I ended up being at my mom's house until late because I was waiting to pick my oldest daughter up from a party.

Well, as you know it started to storm. My mom suggested that the girls and I just stay at her house. I told her that I didn't mind driving in the rain but I could tell that she really wanted us to stay. I decided to stay.

Well just in case you don't have kids yet...the grand kids come before all. All parents get kicked to the curb for the grand kids. So as they went upstairs to their resort style rooms and flat screen tv's, I got my spot on the couch.

My mom gave me nice cozy sheets and pajamas for the couch and I proceeded to settle down. I noticed all the windows in the foyer and asked about the sunlight that might come in. She assured me that "The sun rises behind the house."and that wouldn't be a problem.

I went to sleep and noticed that I kept hearing "tic tic tic" "tic tic" "tic tic tic tic" every fifteen minutes. So at first, I sat up wondering if someone was trying to break in the house. Then I thought it might be some kinda clock. I found out later that my youngest daughter had previously used the canopy bed upstairs as a trapeze and now it was broken so everytime she moved on the bed "tic tic tic tic"

My new thing is,"Don't sweat the small stuff". So even though "tic tic tic" every fifteen minutes...no problem. I finally stopped waking up around 3:30am and fell asleep. At 6:15am the sun greets me with a great gleaming smile. I can't believe it..."I thought you were gonna rise on the other side of the house...aarrggghh!"

But my new motto is..."Don't sweat the small stuff" I give up at 6:45am and decided to do some internet marketing. I get up and go upstairs to the computer room making sure to tip toe...don't wanna wake anybody you know. I turn on the computer. "MY MOM DOESN'T HAVE WIRELESS!!!" Are you kidding me? Am I being punked? I didn't even know you could still use dial up.

Ok Ok...no problem. I'll just wait. 645am...not online 7:00am...not online 7:15am...not online 7:30...not online

Maybe I'm doing something wrong, so I text my dad. He says "No...you just have to wait" Ok no problem. I'll go make a bowl of cereal. It will definitely be on when I get back.

So I go down stairs for a healthy bowl of cereal. Let's see what my choices are: Frosted Flakes, Fruit Loops, Golden Grahams, Sugar Pops.... I found some Total great! I sit down with my Total Bran Flakes, fresh blueberries and ice cold milk.....yum...can't wait for my first bite. As the spoon settles in my mouth something isn't right....hey....yuck...omg I run to the sink. I immediately go and check the date on the milk. The date is June 3rd. "Why is that in the frig?!?!" (My mom told me later she uses it for cooking.)

I decided to just go back to the computer 8:00am...not online

8:15am - I'm online yippee.

8:20am Everyone wakes up bright eyed and bushy tailed from their wonderful refreshing sleep. My mom goes downstairs and makes homemade waffles with a choice of either blueberries, strawberries, nuts or bananas.

Why did I tell you this story?

One: Just to make you laugh.

Two: To encourage you to look at everything as a blessing. Look at this wonderful funny story that I can think about and laugh. Every experience that you have can be interpreted differently. Glass half full or glass half empty. I could have let all those things ruin my day and put me in a bad mood. Instead, I decided to write it all down so that I would not forget "The night I spent at my mom's" whenever I want laugh.

Maryland, DC & VA Real Estate Investors Needs Some Help!

"I Have A Real Estate Lead Now What Do I Do?" Part 1

Real Estate Agents and Investors are saturated with "Marketing for Real Estate", "Internet Marketing for Real Estate Investors", "Marketing 101 for Real Estate Agents", etc. While marketing is extremely important, if you master the marketing and don't know what to do with the lead...You don't make any money! Many of you go from tape to class, from class to seminar, from seminar to bootcamp, from bootcamp to webinar, from webinar to blog... When are you gonna go to the bank?

Do you know why most of you have not done a deal or enough deals? You are afraid of this step right here! The rest of you are not afraid but you don't know what to do next or haven't been taught properly. So let's talk about what to do when you get a lead.

Many of you get to this step and lose the deal. What is your closing ratio? Do you know? Do you document when leads call in, where they call from and how many calls end with a deal? This step is not fun but it is very important. Again, I want to move past this step as well.

THE LEAD IS ON THE PHONE!

Let me get some very basic marketing key points out of the way.

You want your leads to find you. It is much easier to get a deal when your client has raised their hand and said "Please help me". Just imagine...when you are at your house and you hear a knock on the door. If you are not expecting company....you may be asleep, you may be afraid...most of us peek first or if you are like me I just don't answer the door; however, if you have invited someone over...you are dressed, the house is nice and you are happy and ready for their arrival. This is the same for your leads when you call them. Find a way for them to call you. I will give you ideas in a future note.

Ok, so you got the lead to call you. What do you want from this call?

The first step is to prescreen the lead:

Your reasons for prescreening are:

1. Ask the RIGHT questions
2. Get basic info regarding the property
3. Determine their true motivation
4. Determine your next step

Confidence is the most important characteristic to exhibit over the telephone. Confidence not cockiness. Many of the people who are calling you are ready to do something now. If they don't choose to work with you, it's because of one of two reasons:

1. they didn't like you
2. they didn't trust you

So how can you show confidence if you don't have it? Or maybe you do have it but you aren't organized so something just doesn't sound quite right to the client.

You need a basic property information sheet. Don't try to remember all the questions. It doesn't work. Veteran investors often get tired of this step but inevitably you forget to ask something. The property information sheet will keep you on track and in control of the conversation. If you don't have a property information sheet, call me and I will send one to you.

Now you may have to take a moment to build a little rapport with the lead before you dive to deep in the questions. Feel your client out. If they are more of a slow paced person, then take it down a notch. If they are spitting the information out to you, then write it down and then just go back and fill in the blanks. Remember in real estate you are in sales. You are selling yourself to sellers and hopefully as time goes on you will be selling the idea of creative financing, owner financing, taking a price less than they expect, etc...so this first contact is crucial to closing the deal.

The main thing that helps is to always put their needs first. "How can you solve their problem?"

This is why you must find their true motivation!

Is it debt relief?
Is it peace of mind?

Everyone is not selling their home because they need money right away. If you are suggesting solutions to the wrong problem, then you will lose the deal.

DC Maryland and VA Real Estate Investors Need to Focus!

Hello DC MD and VA Real Estate Investors,

Fous on what is the questions.

I received an email from one of my students today. She was talking about how she was depressed and felt as if this wasn't going right and that wasn't going right and she just doesn't have all the things that she thought that she would have at this point in her life.

Well, how many of us have had at least one of these thoughts at some point in our lives. The fact is that sometimes life seems to get in the way and doesn't seem to cooperate with what we have in mind. We all have daily challenges some larger than others. So, what do you do when you are feeling this way.

This is when you have to have control over your mind. Any and everything that you focus on WILL increase! So what have you been focusing on? If you want more stress and aggravation, then continue to focus on the unpaid bill, the failed relationship, the car accident, the burnt dinner, the pimple on your nose (lol)...you get the point.

I know this is so much easier said than done but you must master this skill in order to not only make wise decisions but follow thru with completing them.

When you feel yourself focusing on situations, people or anything that will not cause a positive outcome or stress free feeling, stop and intentionally focus on what will make you happy and direct you towards your goal.

Am I saying to forget about your responsibilities and just do what makes you feel good...of course not! What I am saying is that if you open your mind to positive thoughts and images, you will find solutions to things that you thought were once impossible to conquer.

DC Maryland and VA Real Estate Investors had and Awesome Time at DMV REIA!

Hello Everyone!

I am still so pumped about yesterday's grand opening. It was absolutely amazing! I want to thank all of you who came out and made this such a wonderful event.

We had over 125 real estate professionals show up and everyone who was there was ready to network, share and learn. From day one, all of you fully accepted the motto"Where Real Estate Investors Work Together For The Success of Us ALL!" People were sharing marketing ideas, rehabbing ideas, exchanging contact information, etc. It was as if, this was what we were all waiting for...an open forum to network, share and grow where everyone is welcome!

Dante and I may not have said it yesterday but we consider this REIA to be all of ours. We may organize it but everyone who was there made it the great event that it was. We want your suggestions, we want you to participate and share your deals, we want you to work with the DMV REIA investor agents. We want everyone to come to the meeting ready to support their fellow real estate professionals. If we all have this goal, the growth in our businesses and OUR REIA will be phenomenal!

Are you a leader in the Real Estate Industry?
Are you a leader at anything?

I know you are asking "What does that have to do with excelling in the Real Estate Industry?" Actually, this has everything to do with excelling in life.

Your ability to lead will determine how far you go in life.

"Well, I never really thought about being a leader...I just want to make alot of money in real estate"...Is this what you are saying?

First, ask yourself..."What is a leader?"
- someone who tells everybody else what to do...lol
- someone who leads by example...(we've all heard that before)
- someone with a good heart...

You can have all these qualities and not be a leader. Some of you are greater leaders than you realize and others of you who think you are leaders are not.

A leader is simply someone who can get others to follow. That's it, nothing more nothing less.

In order to be successful in real estate or any other industry, you must have people who are willing to follow you and be influenced by you. Don't let this statement be something that makes you nervous or discourages you. Anyone can become a good leader if they have a genuine desire to do so (some easier than others...no, just kidding). We all can be great leaders and influencers.

Now in the definition that I provided, you can be a leader that has influence in a negative or positive manner. This is where your character and moral fiber will determine the route you take. Just remember you are always influencing someone and someone is always influencing you.

There are two main things needed to be a great leader (the positive leader).

1. true concern for others
2. knowledge to share

True Concern For Others

You can kick, scream, holler and do back flips but if someone doesn't want to follow you or recognize your leadership they won't. Leadership has nothing to do with position or ranking to have true followers. "People don't care how much you know until they know how much you care!" If you are only involved with people to make money or use them in some other way, it will eventually show. You will lose your support. We all need and want more clients, but try to change your focus. It's so easy to pull out the calculator and say if I had more clients I would make this much and that much. Yes, that is exciting; however, if you pull out your calculator and ask what can I make FOR my client you will never have a shortage.

Knowledge to Share

Now we said..."People don't care how much you know until they know how much you care." This leads to the second important factor. What do you really know? What can you offer that they can't get from any other real estate professional. You will get people to follow you for a while just because you care but if you can't solve their problem or teach them something...again you will lose your support. You have to be willing to get a mentor, read, and study. You must become an expert in the Real Estate Industry. There is a second part to this. Once you have specialized knowledge, you can't just use it to benefit yourself. You have to be willing to share it with others for their success. Once you reach this level you will become a true leader in any area you desire.

Success is inevitable!

Investors,

I know that many of you are ready to throw in the towel. Your mind says "Maybe this just isn't for me....I think I just missed the time to get into to real estate investing. Then your closest friends say "You are just wasting your time...it's time to move on....you gave it your best shoot...you can't say you didn't try" Does this sound familiar?

No matter what you decide to do in life, there are going to be obstacles, dry times, and times where it seems as though nothing is going your way. There is no way to avoid this. You must hold your position until you have the strength to move forward. Never go backwards. Now you have to be wise when you are a real estate investor or anything else. If what your are doing isn't working, try a different angle. Find another way to support your ultimate goal. This way you're not quitting. You are just taking a different means to an end. If you were flipping homes, master wholesaling. If you were wholesaling, master how to do lease options or shortsales. You must always be willing to increase your knowledge in order to move with the market demands.

If you analyze anyone who is where you want to be or anyone who you look at as a mentor, they have gone through major trials. If they had given up, you would not admire what they have accomplished.

There are certain things that you must do to remain on course through rough times in the real estate investing business.

1. Don't focus on what is going wrong.

If you focus on what is wrong with your business, that is all that you will see. Focus on the one thing that is positive and build on that.

2. Stay connected to a mentor.

I know that you have heard the saying "Nothing is new under the sun". We normally tell this to our children. Well, the same holds true with real estate investing. Someone has already dealt with the challenge that you are having. Learn as much as you can from their mistakes.

3. Education yourself.

Education is invaluable. Always keep yourself abreast of new terminology, new funding sources, new creative ways of financing. There are so many ways to do more than just survive in this industry. Commit to paying for some type of education on a monthly basis. It can be coaching, seminars, classes or tapes as long as you are always increasing your knowledge.

4. Pass it on

When you are doing well, always be willing to help the person coming behind you. There are so many shady investors. We need as many ethical investors to support one another as we can find. Helping someone else always ends up helping you in the end!

Everything has a time and a purpose. The sooner you figure out what the purpose of the time you are in - the sooner you will move on to a new one.

You always wanted to....You know that wealth is in real estate....so what is stopping you!

Well, I'll tell you what is holding back most new investors that I meet " I DON'T WANNA LOSE MY MONEY!"....Does that sound familiar? Everything is new for you so you are not confident in your decisions regarding what property to purchase. Well, that's what I'm here for so just sit back, keep reading and learning and when you are ready, I'll be here to guide you.

The first thing that you should know is that you don't have to have the perfect deal for a real estate deal to make money for you. Don't pass by good deals waiting for the perfect flawless deal. I'm gonna let you in on a little secret...."There's no such thing".

No one says it better than Nike "Just Do It". You will never reap the benefits of investing in real estate until you....invest in real estate.

The main blockers for new real estate investors are:

Let dissect these fears:

Afraid of Risk

"YOU WILL NEVER EVER FIND A RISK-FREE INVESTMENT!" Some of you want no risk. If this is what you want, you don't want to make any money anywhere. Just put your money in your ceramic pink piggy bank but watch out for Mr. Inflation because he'll eat away at that with out a sound. If you follow the advice that I gave you before about investing in Metropolitan areas, good rental market areas, stable market areas and low median areas, you are already reducing your investment risk. You also want to invest in fairly good neighborhoods. Pay attention to safety, schools, shopping etc. In decent neighborhoods, your tenants tend to stay longer, pay on time and take better care of the property.

Afraid of Maintenance and Repairs

Just because you own the property doesn't make you and automatic handy man. Hire a property management company. Your time is more valuable than touch up paint, plumbing and carpeting. We hire professionals for everything else. It's worth it!

Afraid of Vacancies

If you take my advice and invest in a good neighborhood in a good market, vacancies are very unlikely. Normally, if your house is not renting the problem is the owner. It's not that there isn't anyone to rent to...you are asking to much. Think long term. It better to occupy your property for a little less than to pay a mortgage on a vacant property. You can always gradually raise the price of your rent and end up getting what you want. Even if you have a negative cash flow at first, the tax benefits will offset this.

Hopefully, this has helped ease some of your fears regarding investing. It's time to start securing your financial future with real estate investing.

Many investors are hesitant about investing in this market. If you watch the news or read the paper, reports would have you believing that the sky is falling. Well, the sky falling should be the ONLY reason why you would be leery about investing in real estate. The question is not "Should I invest in real estate right now?" it's "Where do I invest in real estate right now?"

There are four key factors when deciding where to invest in real estate:

Metropolitan Area

Good Rental Market

Low Median Price

Stable Market

Let's look at each of these key factors a little closer.

Metropolitan Area

A metropolitan area offers a wide variety of possible tenants. The last thing you want is a great VACANT property. Small towns often only have one source of employment. If that company closes, so does your rental market. Larger areas also offer a great selection of property management companies so if you are to busy to play landlord you have options.

Good Rental Market

A good rental market has single family homes that keep up with or surpass the amount of the mortgage payment. This does not mean that a property with a temporary negative cash flow doesn't still make a good investment in the long run.

Low Median Price

You want to purchase most of your investment properties in the median range. This should keep you mortgage payment below what you can reasonably ask for in rent. You also want to avoid jumbo loans. Jumbo loans ask investors to put down 25% on non-owner occupied homes. This can tie up to much of your cash that you could be using for another investment.

Stable Market

Believe it or not you don't want to invest in a booming market. During a booming market, there are many offers being made on one property. You have to compete with to many buyers. This drives up the prices for the houses and you don't get the best deals. You want to buy in an area that simply has a steady rise in market prices. It doesn't have to be rapid.

Everyone should have a well rounded financial portfolio. This means that you should at least have some investments in the stock market. Over the past years the stock market does appear to have kept up with the rate of inflation; however, investment in real estate is a far more stable investment.

The stock market has made many people wealthy. The problem with the stock market is that profits can be wiped away in the blink of an eyes. An unexpected drop in the stock market can destroy an investors portfolio. If you have a large percentage of your investments in the stock market you must move a large portion of your investments into a more stable real estate investment.

One of the greatest benefits of investing in the real estate market is the leveraging opportunity. With real estate investing, you can leverage your investment 10 to 1. With stock market investments, you can only leverage your money 2 to 1.

What does leveraging your money mean?

When you leverage money, it means that you can use the money of someone else to raise money. Just like a lever raises something up, in real estate, you can leverage money 10 to 1. If you have $10,000, you can use this to get (or raise) a loan of $90,000 for a total of $100,000 towards a real estate investment. With stock investments, $10,000 would only get you $20,000 for stock investments. This is called buying on margin in the stock market (very risky).

Now of course, no investment is perfect. If property values fall, this leverage can work against you. The solution to this is to hold on to your real estate investments for the long term. This will begin to secure your financial future.

Real Estate Investing For Financial Security

Anyone who knows anything about Real Estate Investing knows that the most secure path to creating wealth is by investing in real estate; however, before you jump in head first...you must have a financial plan.

Most people don't see the correlation between the two. There are so many methods of investing. You must first decide on what your ending financial goal is in order to figure out which real estate investing path you need to take. Secondly, you must sit down and figure out how much money you have to invest in real estate while maintaining your daily living.

The final and most important concept that we must understand is that a salary and a 401K will never create the wealth that most of us are aiming for in our future. If this was enough, we would not have so many grandmothers and grandfathers handing out smiley face stickers at Walmart. No one PLANS to to be a professional elderly sticker passer outer. On the other hand, no one becomes rich who doesn't make a financial plan unless they are born with that shiny silver spoon.

We all know that there are certain things in life that you just don't want to do...balancing your checkbook and financial planning are right up there with going to the dentist. But the end results of neglecting any of these, is not very favorable. So suck it up and dig in.

The retirement plan of the past:

Work at one job for thirty years, work your way up the corporate ladder, get the gold watch, live off of your pension plan and social security. Pretty straight forward and simple. This retirement plan presents quite a few problems for the present and future retiree.

Problems with the retirement plan of the past:

1. You can no longer depend on your employer to provide for you after you stop working.

First of all...most of us never stay at a job long enough anymore to build up a decent pension. So if we are lucky, we depend on the faithful 401K. The problem with this is that you have to make half of the contributions yourself and if you are a contractor or an entrepreneur you don't even have this luxury! Even if you were responsible enough to start your 401K in your twenties, (which most did not) the rate of inflation will eat away at your saving like rabid dog.

2. You can no longer depend on the government to provide for you after you stop working.

How wonderful are your golden years going to be with $14,000 a year from social security? (Oh, that's only if you contributed the maximum over your life time). Well, I won't speak for everyone but I don't want my big bingo day to be interrupted with clipping coupons and buying groceries with food stamps; however, this is what you have to look forward to if you depend on the government.

Not to mention...when the government set up social security, they only thought that we would live to be 60 to 65 years old. So there may not even be any money left when you need it.

So what do you do?

The present and future retirement plan:

You have to invest your money in an inflation proof entity that will provide for you despite your age. Real Estate is the only investment that is not negatively effected by inflation. It will also continue to grow for you no matter what your age. I attended my best friend's grandmother's funeral today. She lived to be 104 years old. She had the foresight eighty years ago to invest in real estate. She owned several properties in Washington DC. The investments provided for her for her entire life including her elderly care. These investments continue to provide for her children, grandchildren and great grandchildren even after her death. This is the definition of creating true wealth and securing your financial future.

Present Value Insights

All financial calculators have buttons you push to discover various financial factors. These buttons are labeled N for the number of payments until a loan is fully paid off; I for the rate of interest being paid in each payment period; and PMT for the amount money paid for interest and principal. FV stands for the future value of the sums being paid. A very important button is labled PV for Present Value. Many creative financial formulas take P.V. into consideration. What is Present Value? Let me see if I can explain it to you:

Somehow, money that is received right away is more valuable than money that will be received later. How much more valuable like beauty lies in the eyes of the recipient, but absent of a pressing need for the money, financial mathematicians have come up with a term that expresses the difference between now and later. It is called Present Value.

When the Present Value is contrasted with the value of the money paid at a future time (Future Value), a difference in value can be calculated and that in turn can be related to the yield that the person who is paying later might realize, albeit it may be intangible.

For some reason, many people refuse to take the time to learn how to figure out how to use a calculator, even though knowing a few simple techniques can make the difference of thousands of dollars on a single deal. Here’s why:

By learning how to manipulate these buttons, it is possible to discover how much the rate of interest is, the number of payments until a loan is paid off, the amount of money still to be paid on an existing loan and the remaining unpaid balance; and the amount of money your money would earn if you loaned it for a set period of time, with a set payment, until it was completely paid off. Can you see how this might be of value to you?

For example, which would be better for me: Buying a house with a $125,000 secured Note which called for no interest for ten years, at which time $125,000 would be due and payable in a lump sum? Or, buying the same house for $100,000 with a Note calling for 120 monthly payments of $1213.28 including 8% annual interest? To figure out which offer would be best for the buyer, he would have to compare these two methods of payment to discover the PV.
The PV of the single payment, zero interest note would be equal to the sum of $125,000 discounted at the same rate as the other alternative, or .67% per month, for 120 months. The PV of this loan would be $56,315.43. Hold that thought a moment.

If you multiplied out all the monthly payments on the more conventional Note, you’d wind up paying $145,533.11. The difference in cost to you would be $89, 271.68. Now does learning how to calculate PV seem of any value to you.

Can you see why I’ll let the seller have his price almost all of the time without a murmur if I can get as financing terms a single payment, zero interest Note?

Negotiations - The First 5 Seconds in Real Estate!

Hello Investors,

Did you know that you can literally lose a sale before a single word is spoken? People make a large percentage of their decision about whether they want to do business with you within the first 5 seconds of laying eyes on you. This bit of knowledge can have a hugh impact on the amount of deals that you are able to close. When you have an appointment with a client pay close attention to the non-verbal as well as the verbal messages that you are giving off to people. I have listed a couple of behaviors for you to pay attention to on your next appointment.

SMILE and think nice thoughts about the person you are meeting. You would be surprised at the non-verbal messages that the mind picks up.

Make sure that you are very well groomed. Pay attention to your jewelry, hair style, cologne or perfume, wrinkles in clothing, shoes etc. It's better to have one very nice outfit from head to toe that you have to repeat until you are on your feet than to have several mediocre outfits.

People are more comfortable with people who are like themselves. Pay attention to cues that you can pick up about their beliefs and values. Now is not the time to try and convince someone about your viewpoints on anything outside of the deal.

Do not invade personal space. Pretend that there is an 18 inch bubble around the person you are meeting.

Be certain to know what your clients needs are before the appointment so that you can properly prepare. Make sure that you are addressing their specific need. Is their need cash now, cash later, tired of being a landlord, payments to high...etc?

Pay attention to the pace at which your client speaks. Mimic and mirror. If your client speaks slowly, then you must slow down. If you talk to fast, they won't trust you. If your client speak fast ,then you must get on with your presentation. If you speak to slowly, they will get bored.

If you are meeting with a woman, whether you are a man or woman, keep your eye level below hers. You don't have to look down, try taking a seat. Research has shown that many woman feel less intimidated if their eye level is higher than the people around them.

If a client gets emotional, don't mimic and model this emotion. Show concern but maintain an emotional balance throughout the meeting.

Be familiar with the terminology of your business. This makes your clients feel more comfortable about your knowledge and experience which will make them more likely to do business with you.

Nothing is more important than building rapport. Show a genuine interest in your client. Put your clients concerns first and focus on solving their problem instead of make your sale.

All of this takes time and effort but this will improve your closing ratio for your deals. Take the time to change these behaviors because..."You Can Survive As a Real Estate Investor in Maryland, DC and Virginia!"

Why have you still not done what you said that you where going to do. When we consciously do not do something that we know is best for our real estate investing business the underlying reason is fear.

We know that it is best for our business to set up private investors. We know that it is best for our business to search for buyers everyday. We know that it is best for our business to read and study real estate investment techniques everyday...but do we do it! Why not?

The root is always fear. The fear of the unknown is learned early on in our childhood. We say that we want so many things consciously but out behaviors show that unconsciously maybe we don't....or are we just afraid of the unknown. It always feels better to stay where you are comfortable....even if you don't like where you are. Sound contradictory right? I know...but that's the challenge. You must realize that in order to get what you want out of your real estate investing career you are going to have to get uncomfortable..real uncomfortable. If you feel comfortable in what you are doing, then you probably aren't doing much. You have to be willing to stretch yourself and step into that which is not familiar to you. Is there a person that you always depend on...stop...do it yourself. Is there only one method that you use for moving your properties...stop...learn another. Have you been putting off setting appointments for private lending...stop...set the appointment. Have you been putting off even starting your real estate investing career....come on now...you know what I'm going to say.

Sit down today and ask yourself "What have I been avoiding?". After you have answered to this question ask yourself "What do I fear in this area?" "Is this FEAR, false evidence appearing real? Are you trying to leave yourself an excuse for failure? Are you afraid of rejection? Here's the good news, once you figure out what it is that you are doing or not doing to stop you from getting what you really want out of real estate investing...you can change it. Hey, what do you have to lose. You can only improve your business and yourself by facing these fears. Everyone does it...but until you STOP...you will never achieve what you truly desire.

Hello Investors,

When you start investing in real estate in Maryland, DC and Virginia, the first problem that you will have is acquiring properties. Once you have mastered this challenged, your second challenge is going to be finding exit strategies for your properties. Today, I just want to give you a quick tip on finding buyers on the Internet. Having a large pool of buyers for your properties will be invaluable. This simple tip will make your ability to succeed as a real estate investor in Maryland, DC and Virginia alot easier.

Here's what you do:

1. Everyday you are going to post a free classified ad for a property.

My favorite sites are craigslist and kijiji

2. Your ad simply needs to list the number of bedrooms, bathrooms, what area the property is in, what percent below market the property is selling for and a contact email for you.

3. Don't let the fact that you don't have an actual property under contract stop you. If you are in the process of negotiating with a seller, post that property. This gives you a better idea of what offer you can make.

4. BEST TIP: List the same property with different purchases prices. Post an ad for "investors only" and another ad for "retail buyers".

5. When buyers respond, if the property is not currently available, ask them if you can keep them on your buyers list.

6. Track where your calls are coming from. If you notice buyers calling from a particular area, then you know that this is where you need to market for properties.

7. Post ads everyday...Your list will grow quickly and you won't be stuck with properties.

This technique has worked great for me. I've made unbelievable contacts. I've even networked with one company that just waits for me to find properties for them by using this system.

Add this to your daily real estate investor routine and you will be on your way to surviving as a real estate investor in Maryland, DC and Virginia!

With the sub prime market being absolutely unpredictable, investors can not depend on their buyers to come thru with loans. Try this little technique of acquiring property. It will help you to survive as a Real Estate Investor in Maryland, DC and Virginia.

Stop looking online and finding REO (bank-owned) properties to buy. Find an agent and tell them you want to make about 30 offers a month on REOs that have been listed for 180 days or more. Tell the agent to make the offers at 50% of the listing price and make them contingent upon inspection. Each time the bank asks for a counter, send the offer back $5000 less. Of course, all of the offers won't be accepted, but if you can get two or so accepted out of 30+, you have hit the jackpot. All you need to do is fund the deals using cash, private money, hard money or other sources. Agents are not super-busy right now, so they will jump all over this idea.

The reason this technique is going to help you survive as a real estate investor is you don't have to count on traditional loans that aren't dependable right now. Just find a hard money lender. They are listed right in the yellow pages. Most will lend on properties that are 70% below market minus repairs. This method leaves enough of a spread to add any repairs right into your loan. Many hard money lenders don't even care about your credit rating, they decide whether to loan you the money based on the deal. Don't let the cost of money discourage you from using hard money lenders. The availability of money is more valuable than the cost. Look at your bottom line after the deal is done. Acquiring half priced real estate, will ensure your survival as a Real Estate Investor!

Challenges are "Blessings in Disguise"

The other day we addressed setting goals and sticking to them. Focusing your every activity on accomplishing those goals. Well, if it were that easy...everyone would be rich. So what is the problem...what's stops us from getting the one thing that we want the most. Is it money... circumstances... divorce... lack of knowledge ...your race ...uhm? Whatever popped into your mind for that question "What is stopping you?" IS NOT the right answer. The answer is your determination to reach the goals that you have set for yourself.

When you set your mind to a goal, it seems like out of nowhere there are hundreds of giants(problems, challenges, oppositions) standing in your way. I'm sure you've heard this but remember it...internalize it..."The Bigger They are The Harder They Fall". You have to be willing to stand up to the giants in your life and knock them down (or simply walk around).

When I started thinking back on challenges in my life, after the dust settled things really were not as bad as they seemed and many times the ending was better. It all depends on how you view the "what appears to be" giant. Usually at first site, the opposition seems impenetrable to you because of the angle you are using to view it. It's like a camera. When you first look thru the lens, everything appears to be so blurry..."What a horrible picture this is going to be!" However, when you take the time to adjust your focus the true picture becomes crystal clear. You can use this same technique for attaining your goals.

When opposition first shows it's face..don't focus on all of the opportunities that have been taken away. Train you mind to change the focus. Focus on the opportunities that are now available to you . What CAN you do that you could not do before this happened? How CAN you use this to get you closer to the your goal? This is one of the most difficult things that you MUST train your mind to do. Practice daily. When the buyer calls you on the day of the closing, and says "I'm not coming" and you are financially counting on that closing....When you've been married fifteen years and your spouse says out of the blue "I don't think I want to be married!" When the teenager runs the stop sign totaling your brand new car and says "I don't have insurance" or on a lighter note when you've been looking forward to finally getting home to just sit down and relax with a bowl of your favorite ice cream and your teenager says "I didn't know you wanted it". Will you be able to change the focus of your thoughts? If you practice and train your mind to always stay in proper focus... Guess what?

Setting Goals....Yeah Yeah Yeah...I heard it before!

Hello Fellow Investor,

I know we've heard it time and time again. Set your Goals...Write your Goals! We hear from every successful person yet we still don't feel like doing it. The fact is...If we won't take the time to figure out what we REALLY want, how are we REALLY going to get it. Some of us may need to figure out why we have not taken the time time to write down our dreams and desires. Are we afraid that if we admit to ourselves what we want and desire that we may fail? You have to be willing to write as well as verbalize your goals. When your goals are clear, you know what you should be doing and what you shouldn't be doing. For example, say your goal is to close on two deals for the month. Each and every activity that you involve yourself in should be directly focused on that goal. When you are on the phone with a friend ask yourself "Is this going to help me close two real estate deals this month? When you push the snooze button ask yourself "Is this going to help me close two deals this month". You may be involved in something very productive; however, if it doesn't answer "yes" to your goal question then you must stop doing that activity. If you practice this technique and train yourself to ONLY participate in activities that will answer "yes" to your goal question and lead you to your goals, you will be one your way to surviving as a successful real estate investor.
